When you submit our property form, you may provide:

• Your name, phone number, and email address.
• The property address and details about the property's condition (bedrooms, bathrooms, roof, HVAC, plumbing, electrical, foundation, water damage, mold, kitchen and bathroom updates, flooring, pool, flood zone, square footage range, year built, property type, garage, occupancy).
• Your reason for selling and your preferred timeline.
• Your consent to be contacted about your inquiry.

When you register as a buyer or investor through our Join page, you may provide:

• Your name, email address, and phone number.
• Your company or LLC name.
• Your investment criteria: areas, price range, and deal types you are looking for.

Information collected automatically

We also collect limited technical information automatically:

• Your IP address, used solely for rate-limiting and spam prevention.
• Basic browser and device information (browser type, operating system) collected by our hosting infrastructure.
• Pages you visit on this site, collected in aggregate for site improvement.

2. How we use your information

If you submit a property (seller)

• To evaluate the property you told us about.
• To contact you about a possible cash offer.
• With your consent, to refer you to a licensed Florida real estate brokerage if listing your home on the open market would better serve you.
• To send you a confirmation email acknowledging your inquiry.

If you register as a buyer (investor)

• To send you property deal opportunities that match your criteria, once we have verified you.
• To contact you about deals and our investor network.
• To send you a welcome email when you register.

For all visitors

• To rate-limit form submissions and prevent spam and abuse.
• To maintain site security and integrity.
• To improve our website and content.
• To comply with legal obligations.

3. Artificial intelligence & automated content

This website uses artificial intelligence (AI) in limited, specific ways:

• Blog content: Some articles on our blog may be generated or assisted by AI tools. Every AI-generated or AI-assisted article is reviewed by a human before publication. AI-generated content may contain errors or outdated information; you should verify any information independently before relying on it.
• Address autocomplete: The property address field uses Google Places, which uses machine learning to suggest addresses as you type. Your input is sent to Google for this purpose and is governed by Google's privacy policy.
• Property evaluations and offers: AI is NOT used to make decisions about your property or any offer we might make. All property evaluations and offers are made by a human.
• Your personal lead data: We do not feed your personally identifiable information (name, phone, email, address) into AI systems for training, analysis, or automated decision-making.

We do not sell your personal information to AI companies or allow our AI tools to train on your data.

4. Telephone & text communications (TCPA)

When you submit the property form and check the consent box, you agree that Pelican Home Buyers may contact you at the phone number you provided about your property inquiry, using calls or text messages.

• Consent is captured at the moment you submit the form, with the exact consent text and timestamp recorded.
• We do not use automated robocalls or pre-recorded messages.
• You can opt out of calls or texts at any time by replying STOP to any text message, asking us during a call, or emailing us at webuyhomes@pelicanofficial.com.
• Message and data rates may apply from your carrier.

5. Third-party services

This website relies on the following third-party services, each of which has its own privacy policy:

• Google Places powers the address autocomplete field. Your typed input is sent to Google to generate address suggestions. Google's Privacy Policy.
• Resend delivers transactional emails (confirmations, welcome emails, deal notifications). Your email address is passed to Resend solely to deliver the message. Resend's Privacy Policy.
• Cloudflare provides site security, DDoS protection, and performance. May set strictly necessary cookies. Cloudflare's Privacy Policy.
• Our hosting provider serves the website and may log basic request data for security and operations.

6. Cookies & tracking

This site uses only strictly necessary technical cookies set by our infrastructure providers for security and performance, with one narrow exception described next. We do not use third-party advertising networks, analytics suites, or tracking pixels on our regular pages.

Advertising measurement. When we run online ads, the page those ads link to uses Google's conversion measurement (Google Ads), which may set a cookie so we can tell whether our advertising works. It answers one question for us: did a visit from one of our ads lead to an offer request? We do not build advertising audiences from this, we do not use it to follow you around other websites, and it is only present on our ad landing page. 7. Data security

We take reasonable technical and organizational measures to protect your information, including access controls, encryption in transit (HTTPS), and restricting access to authorized personnel only. However, no method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

8. Data retention

• Lead (seller) data: Retained for up to 3 years after your last contact with us, unless you request deletion sooner.
• Buyer (investor) data: Retained for as long as you remain in our investor network, or until you request deletion.
• Rate-limit data (IP addresses): Purged after 90 days.
• Email delivery logs: Retained by our email provider per their policy for up to 30 days.

9. We don't sell your information

We do not sell your personal information to any third party. We do not share your information for cross-context behavioral advertising. We do not allow third parties to use your data for their own AI training.

10. Your privacy rights

Depending on where you live, you may have the following rights regarding your personal information:

• Access: Request a copy of the personal information we hold about you.
• Deletion: Request that we delete your personal information.
• Correction: Request that we correct inaccurate information.
• Opt out: Unsubscribe from communications at any time.
• Non-discrimination: We will not treat you differently for exercising your privacy rights.

California residents (CCPA / CPRA)

Under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA), California residents have the right to know what personal information is collected, request deletion, opt out of the sale or sharing of personal information, and not be discriminated against for exercising these rights. We do not sell or share your personal information as defined by California law.

Other state residents

How to submit a request

Email webuyhomes@pelicanofficial.com with "Privacy Request" in the subject line. We will respond within 30 days. We may need to verify your identity before processing your request.

11. Children's privacy

This website is not directed at children under 18. We do not knowingly collect personal information from anyone under 18. If you believe a minor has submitted information to us, please contact us and we will delete it.

12. Do Not Call & Do Not Track

We respect the National Do Not Call Registry. If your number is on the registry, we will not call you for marketing purposes. We will only call you about a specific property inquiry you submitted. We do not track your online behavior across other websites for advertising.

13. Changes to this policy

We may update this privacy policy from time to time. When we do, we will update the effective date at the top of this page. If we make material changes, we will post a notice on the website or notify you directly if we have your email address.
